DECEMBER 05 - BLOOR ACHIEVES THREE COMPLIANCES IN ONE STEP

Bloor Homes is ensuring its multiple occupancy developments achieve three regulatory compliances in one step through use of innovative building material technology.

The company is using Z-Led's Acoustic Cavity Fire Barrier, which in one product provides cavity tray, fire protection and sound resistance, in new luxury apartments and terraced homes being built in Surrey, Hampshire and Shropshire.

The Acoustic Cavity Fire Barrier with Integral Cavity Tray provides 30 minutes fire integrity, 15 minutes insulation integrity and provides complete cavity tray protection whilst contributing to the reduction of flanking sound transmission in wall cavities in multi-occupancy developments. The fire performance ensures compliance with Building Regulation Approved Document B, whilst the acoustic benefit meets Building Regulation Approved Document E1, and, when installed as per Robust Details, eliminates the need for on-site testing.

Designed for use in double skin masonry or timber frame buildings, the tray can be used either horizontally or vertically, in cavities ranging from 50mm- 100mm wide.

Explains Stuart Mason, Bloor Homes' technical manager, "The units we are building are both our own developments and include some social housing provision. We needed to ensure all Building Regulations were met, and the Z-Led AFB enabled us to achieve three in one step. In the apartments, we are using the AFB both vertically and horizontally, and vertically in the terraced houses, primarily to ensure noise and fire protection between each home.

"For the Camberley, Surrey development in particular the AFB is ideal because not only does the site incorporate 140 flats in one block which will sell for around £1/4 million, but it is only minutes from the town centre, so noise minimisation was very much an issue in the design and specification. "

Environmentally friendly, the tray is manufactured from virgin polypropylene and is re-cycleable, whilst the integral fire barrier contains glass wool made from naturally occurring minerals and recycled glass. The combination gives a strong, durable product that is not easily damaged in transit or on site, will not rot, promote mould growth, nor absorb any water. The Z-Led Acoustic Cavity Fire Barrier with Integral Cavity Tray is available in three colour-coded cavity widths- 50-65mm in yellow, 66-80mm in blue and 81-100mm in white.
