JUNE 06 - HELPING BELLWINCH PROVIDE OPTIMUM PROTECTION - INVISIBLY
A
major housing development by Bellwinch Homes, part of the Kier Group, to provide
over 400 new homes in Aylesbury will give residents optimum protection from damp,
noise, fire and gas, invisibly, through solutions from Z-Led.
The homes are being created in four blocks of apartments. Z-Led is supplying
Gas Protection products for Radon IntraWeep Cavity Trays and its Acoustic Fire
Barrier range to provide complete protection against damp, gas, noise and fire.
Bellwinch project manager Dave Stilwell observed, "We aim to construct our
homes to the best specification within financial limits. Whilst the area is
not subject to radon gas at present, you never know how situations could change
and it is nigh on impossible to retrospectively fit a barrier, so it was sensible
to install it during the initial build process. The AFB system gave us an effective
method- both in material and labour costs- of ensuring each home was well insulated
against noise whilst simultaneously incorporating Building Regulatory requirements
for damp-proofing and fire. The building design includes a lot of parapets
and we are conscious that flashing and soakers where the roof meets the wall
is not necessarily sufficient to ensure the cavity remains dry, hence the inclusion
of the IntraWeep trays. From our point of view, it was helpful to be able to
source all dpc and associated requirements from one source, that could deliver
to site to our schedules."
The Z-Led Gas Protection system comprises a quick and easy to install roll
of Protect Radon Shield 375 polyethylene sheet that both provides a damp proof
membrane and prevents penetration by radon gas. The perimeter of the membrane
is sealed to the Z-Led Cavity and Slab Edge protection barrier which has a
textured surface to provide mortar adhesion and prevent the creation of slip
planes in the masonry. The Z-Led system can accommodate virtually any cavity
width both linear and angular.
The Acoustic Cavity Fire Barrier with Integral Cavity Tray provides minimum
30 minutes fire integrity, 15 minutes insulation integrity and provides complete
cavity tray protection whilst contributing to the reduction of sound transmission
in wall cavities in multi-occupancy developments. The fire performance ensures
compliance with Building Regulation Approved Document B, whilst the acoustic
benefit meets Building Regulation Approved Document E1, and, when installed
as per Robust Details, eliminates the need for on-site testing.
The IntraWeep Cavity Trays ensure the integrity of the stepped damp proof
course is retained and that any water from the roof does not enter the cavity
but is safely diverted from the roof and external brick- or blockwork below,
in compliance with BS8215: 1991. Self supporting, the Trays can be used in
any cavity from 50mm wide upwards.
The Z-Led range of cavity trays has been developed to provide solutions to all
common detailing and installation problems. Preformed or pre-creased, they are
easy to install, avoiding the need to create complex shapes on site.
