AUGUST 06 - INNOVATIVE SOLUTION TO HIGH RISE DAMP-PROOFING

Multi-Crease Roll

Linden Homes has devised an innovative solution to optimising build performance and efficiency with its brownfield redevelopment of the site of a former medieval friary in Southampton.

Telephone House, a seven storey block of 128 high specification apartments, on the corner of Briton Street and High Street in the heart of the city, is being constructed using a concrete frame. The site team wanted to be sure each storey was properly damp-proofed, but felt an alternative solution to meet Linden Homes’ philosophy of high quality was needed instead of using conventional techniques of a dpc with support angles between the brickwork, which would be time consuming, could potentially create jointing problems, and would not fit easily behind the external cladding.

Z-Led, one of the UK’s leading suppliers of cavity trays and specialist damp-proofing systems, helped the team develop a solution: a continuous cavity tray formed using some 1400m of its Multi-Crease Roll, with specially manufactured rigid corners and stopends.

Trevor Lee-Cann, part of the Linden site team at Telephone House, observed, “We tested the system on one storey to start with to be sure it worked. It looks the part and certainly seems to work, and gives a much neater finish. Because it is more rigid than conventional dpc, we’ve been able to make the Multi-Crease Roll work like a support angle. The bespoke corners give a neat finish at the corners of each facade, and the stopends ensure any water will not penetrate behind the cladding.”

Multi-Crease Roll is created from a polypropylene sheet, formed with a series of integral continuous creases, enabling easy folding to suit the particular application. Simply by following the crease numbers, builders can use Z-Led Multi-Crease Roll as a cavity tray over most proprietary lintels, to form a continuous cavity tray at ground level or in parapets, or to create a cavity barrier protection from ground gases is required. The system is simply cut to the required length, reducing the need for on-site jointing, folded as necessary, and mortared into position.

Self-supporting and complying with BS5628:Part 3 2001, Multi-Crease can be used in cavities from 50-100mm over lintels without need to incorporate the system into the building inner leaf. A non-slip textured spark finish on one side of the tray aids mortar adhesion.
